In Marvin, the address on the mailbox, the schools your children attend, and the office that reviews your plans can be three different answers.

Families often come to Marvin for the schools, then find that school attendance areas, village limits, and mailing addresses do not describe the same piece of ground. Union County Public Schools sets attendance areas. The Village of Marvin sets zoning inside its own limits. The Postal Service decides what an address says. A parcel can sit on the Marvin side of one of those lines and the Weddington or Waxhaw side of another.

Our Waldon project is the clearest example we have. Weddington zoning, a Waxhaw mailing address, Marvin area schools. One property, three answers, and none of them wrong. That is common in this part of Union County, and it is not a trivia point. It decides which ordinance governs your setbacks, which office reviews your plans, and what you can actually build on the lot you are about to buy.

So the first work on a Marvin area project is not design. It is confirming at the source which jurisdiction the parcel actually sits in, what that jurisdiction's zoning allows, where the buildable envelope really is, and whether the property is served by public water and sewer or by private well and septic. We do that before anyone draws a floor plan or quotes a number, because every one of those answers changes the house.

Marvin has stayed deliberately low density, and homesites in and around the village tend to be generous. That is good news for the way we build, and it also means the site itself does real work. Long drives, grade changes, tree cover worth keeping, and stormwater that has to be managed rather than assumed. At Waldon we built close to 200 linear feet of retaining wall, installed a site-wide drainage system with catch basins and 6 and 8 inch piping, and replaced both the well and the septic system. None of that shows up in a photograph of a kitchen. All of it decides whether the house still works in twenty years.
