Waxhaw is the largest and most varied of the southern Union County markets we work in. A historic downtown, neighborhoods built across several decades, and rural parcels well outside the town limits all share the same mailing address. That range is part of the appeal. It is also why two properties that both call themselves Waxhaw can be governed by entirely different rules.

The Waxhaw postal address reaches past the town line, into Marvin and parts of Weddington. Our Waldon project carries a Waxhaw address, sits in Weddington zoning, and is in the Marvin school area. Nothing about that is unusual here. It does mean the mailing address tells you very little about what you are allowed to build.

So we start where the answers actually live. Which jurisdiction the parcel sits in. What the zoning district allows and where the setbacks fall. Whether the lot is on public water and sewer or on private well and septic. What the site itself will demand in grading, drainage, and access. On an older Waxhaw area property it also means looking hard at the house already standing, and being honest about what is worth keeping.

Because Waxhaw has housing stock from several decades rather than one, a good share of our work here is renovation and addition rather than a cleared lot. That is its own discipline. At Waldon, an earlier kitchen renovation had set a large island over a floor system that was never strengthened to carry it, and the floor had sagged close to four inches by the time we opened it up. Framing from an earlier era can be over-spanned by current expectations. Previous work can add loads that nothing underneath was sized for. We would rather find that in the first month than the last.
